House Rules

We hope that you will enjoy your stay and make full use of our facilities. House guests are kindly requested to observe the rules, outlined below, so that their stay will be comfortable and safe. If guests do not observe these rules, the Management will have the full right to cancel their accommodations, with no refunds.
Best Travel Rentals (BTR) would like for you and your guests to enjoy the home and all the amenities that we offer you for your stay and enjoyment, so here are a few things we believe will make your stay as enjoyable as possible.
By booking our property you and all your guests agree that you understand all the requirements that you will need to be responsible for.
You will hold harmless, Best Travel Rentals, their members, and the property owner. BTR will not be held liable for any accidents or catastrophic injuries that come from neglect on your part in our home or on the property.
• The community pool does not have a lifeguard or fencing around it and if you decide to use the pool, the risk and liabilities are yours. Use it at your own risk.
• No Parties with outside groups or individuals unless it has been approved by the owner. Please observe all house rules.
• Quiet hours are between 9PM and 9AM in Missouri. Please respect the neighbors, noise carries especially at night.
COMMUNITY NOISE ORDINANCE RULES: Activities outside must be quiet after 9PM. We do not expect guests to stop enjoying the outdoor spaces, but we absolutely insist that your volume is down and not traveling over property lines after 9PM to respect our neighbors.
***If the police are called to the house because of unruly noise or partying, guests are subject to immediately being removed from property without any refund of reservation paid regardless of how many remaining days are left on their booking. They are also subject to a $1,000 fine by area police with an unruly gathering citation.
We want your stay to be comfortable with great memories that will stay with you forever.
Please adhere and comply with what is written above and I want to thank you in advance for being great guest.
Booking party: Agrees that they will be staying at the home, is over 25 years old, and will not have a party or parties at the home unless written consent has been agreed to by the owner in writing. Violation of this will result in termination of the agreement and NO refunds. Once you have booked the property you are required to forward a clear picture of your Driver’s License or some form of Government ID so we can verify your age, picture and identity and complete an occupancy form within 72 hours before check-in. Please email this information directly to admin@besttravelrentals.com.

CONDITION AND USE OF PROPERTY:
Property is provided in “as is” condition. Best Travel Rentals shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, access to swimming pools, tennis court, and use of any private or community amenities as applicable. BTR nor homeowners shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children, and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property.
If furniture is moved it should be placed back in its original location. Failure to do so will result in a $100 charge.
Guest Policy: Guests will have access to the entire home. When you book your stay please let us know upfront how many guests are expected. The nightly booking fee includes up to 3 guests. That means if you have friends, coworkers, or anyone else that is coming into the house, they are considered a guest.
Cleanliness: Guest are responsible for making sure that the home is maintained in good sanitary condition. All trash is in the placed in the trash or recycle cans, all used dishware, glasses, cooking utensils, and cookware are placed in the kitchen sink or washed upon check-out and all bodily fluids must be cleaned. There will be a $200 fee charged if the home is left in an unsanitary condition.
All trash must be places in trash receptacles prior to checkout. Failure to do so will result in a $50 charge.

FOR PERSONAL SAFETY:
1. Please refrain from over using any electrical appliances such as heaters, cooking appliances or irons that could cause a fire.
2. This is a NON SMOKING HOUSE. Smoking in the house will be accessed $1,000 cleaning fee and termination of the rental agreement with no refund.
3. Smoking is not permitted, except in the designated smoking areas in the rear of yard by the sports courts.
4. Please refrain from any other acts that could cause a fire in your room or anywhere in the home. Smoking can result in charges to the occupying Guest for cleaning or replacement of bedding, curtains, wallpaper and so on, as well as the cost of repairing any damage.
5. Please review all the emergency exits on your rental promptly upon your arrival.
6. Please remember your door code any time you leave the home.
7. Please make sure you lock all the doors at night and when leaving the home.
8. Should you notice any suspicious persons, please contact the management immediately.
9. We reject the use of our rental by members of any gang or extremists. Even after a reservation has been made or during a Guest’s stay, if the Guest is found to be a member of a gang or an extremist, the Guest will be asked to leave the Rental immediately.



VALUABLES AND PERSONAL ITEMS:
• Please do not leave important personal belongings or valuables unsecured. The rental will not be held liable for the loss of guest property.
• Lost and found items shall be surrendered to the appropriate authorities by the management if can’t be returned to the guests.

YOUR COOPERATION IS REQUESTED:
1. Please do not bring onto the premises of the rental any of the following:
a. Animals or birds of any kind, or service dogs;
b. Gunpowder, oils or other explosives or inflammables;
c. Objects emitting a foul odor;
d. Unregistered firearms or swords;
e. Objects of an unusually large size or in unusually large quantities; and
f. Illegal drugs or other articles, the possession of which is prohibited by the laws of Missouri.
g. Gambling or other acts that are contrary to good morals or that cause an annoyance are strictly prohibited.
h. The rental may not be used for prolonged business purposes, or for any purpose apart from accommodation, without the express permission of the management.
i. Please do not to hang any items or objects whatsoever from the windows.
j. Please utilize the rear of the home for socializing and do not socialize on the front of the home.
k. The distribution or display of advertisements and the sale of goods on the premises of the Rental are prohibited without prior written authorization.
l. Please refrain from using equipment or fixtures for purposes other than those intended. Please do not remove or alter any equipment, furniture, or fixtures of the rental property.
m. You are reminded that unauthorized publication for business purposes of photographs taken on the premises of the rental may be subject to legal action.
n. You will be charged for any damage to the Rental property caused by you or by your guests.

By booking this property I fully agree that my guests and I have read and understand all the house rules. I will accept all responsibilities noted above along with my guests.

Cancellation Policy

Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
